Competitive bid Method

This approach to construction relies heavily upon the designer’s ability to predict the cost of a structure throughout the design. Not until the final drawings are completed, and the bidding furnished does anyone really know what the cost will be. Errors and omissions in the plans or specifications can result in costly change orders as the project progresses. Due to the highly competitive nature of the bidding process, many times the general contractor must make a last-second decision as to whether or not to base his bid on a telephoned subcontractor quote from an unfamiliar source. Can this subcontractor perform quality work in a timely, professional manner?

Negotiated contract method

This approach utilizes the team approach among the Architect, Owner and the General Contractor. From the beginning, continuous feedback is gained as the preliminary design progresses to insure the owner gets the most of every dollar spent on his project. A cost for the project is established early during the preliminary design phase before thousands of dollars are spent for complete detailed plans and specifications. The team members are selected because of the Confidence, Trust, and Respect they have earned in their profession. The contractor wants to use qualified, competitive subcontractors to get a high quality project. His reputation depends on it. The whole team is working toward a common goal that greatly reduces the risk to the owner, architect and the contractor.

Design-build method

This approach truly allows a full service quality contractor to shine. In addition to the advantages of the negotiated method, the contractor provides or controls the design responsibilities. In this way, the contractor who is selected because of his abilities, reputation, and quality can offer the full advantages of his experience and knowledge in the design. Substantial time savings can be realized even while foundations are underway and interior finishes and design are being completed. This is referred to as “Fast Tracking” a project. The ‘Design-Build Method’ also provides the owner with a single source of responsibility for a quality, completed-on-time project. This adds up to less risk and more peace of mind for both the owner and the ‘Design-Build Contractor’.
